Own a warehouse in Poland? Join our partner network

We are expanding the Smart-Warehouse.pl network across Poland and are looking for logistics operators and owners of warehouse space. We bring the client — an importer, an Asian manufacturer or an e-commerce seller — and you handle the operations in your own facility.

What you get as a partner

Clients from us

Real projects, not cold leads

We pass on pre-qualified enquiries: the volume, the type of goods, the requirements and the expected duration are all known upfront.

Spare capacity

You fill what stands empty

Surplus pallet positions, seasonal space or capacity just freed up by a departing client start earning instead of generating cost.

No acquisition cost

You pay only for results

No sales rep, no marketing budget, no upfront fees. We only charge for a client who has actually gone live with you.

What we expect from a partner

There is no rigid checklist — the points below are a starting point for the conversation. Every location is assessed against a specific project.

Location — anywhere in Poland. Every region is of interest. We give priority to junctions on the A1, A2 and A4 motorways, the areas around the ports of Gdańsk and Gdynia and the western border, but we also consider locations outside the main corridors.
Space — from around 500 m². Roughly from 300 pallet positions available on a continuous basis. Smaller and seasonal capacity is also added to our database, for short-term projects and sales peaks.
Facility standard. Docks or a ramp, a hard-surfaced manoeuvring yard, above-zero temperature, security and monitoring, and valid insurance for goods held in custody. Class A is not a requirement — reliable operations are.
Team and WMS. Your own warehouse staff, stock records in a WMS (or readiness to implement one), picking and packing, and agreed inventory reporting.
Settlement model — paid on results. For every client we refer to you we charge a one-off success fee once operations start, followed by a percentage commission on the turnover that client generates during the first 12 months of cooperation. After that period the client stays with you at no further cost. There are no upfront fees and no subscription for being in the network — if we do not bring you a client, you pay nothing.

How the cooperation works, step by step

1

Registration

You send us a few sentences about the facility. We add it to our location database together with the floor area, pallet positions and operational capabilities.

2

Matching to a project

When an enquiry comes in that fits your location and type of goods, we get in touch and present the details. Whether you take the project is entirely your decision.

3

Go-live and settlement

The client goes live with you. That — and only that — triggers the success fee, followed by commission on that client’s turnover for 12 months.

Frequently asked questions

Do I need a Class-A warehouse?

No. What counts is smooth operations: docks or a ramp, a hard-surfaced yard, above-zero temperature, monitoring and insurance for goods held in custody. We also work with older facilities that run well operationally.

What does it cost to start?

Nothing. There is no joining fee and no subscription for being listed. The first payment only arises once a client of ours actually starts operations with you.

What happens after 12 months?

The client stays with you at no further cost to us. The commission applies only to the first year of cooperation with that particular client.

My spare space is seasonal only — does that work?

Yes. Some projects are sales peaks and short-term campaigns. Seasonal space is added to the database with a note and matched to projects with a suitable time horizon.

Who talks to the end client?

We handle the commercial contact and qualification. You are responsible for operations in your facility and for the agreed inventory reporting.
